Four contiguous single-family lots were combined and subsequently subdivided into 18 fee simple lots, capitalizing on Los Angeles’ Small Lot Subdivision Ordinance. This Ordinance was an advantage, allowing the developer to offer housing that was easier to finance, construct, and sell to families. The number of units conforms with the maximum density allowed in the RD-1.5 Base Zone, as well as height and Floor Area Ratio requirements. The Small Lot Ordinance was enacted to provide much-needed housing by way of increased density while also offering functional and stylish family accommodations. Each house is designed to be structurally and functionally independent, including compliance with code requirements for seismic and fire protection.
